A basic 2-court outdoor cluster fits a ₹30–60 lakh budget. A medium complex with 3–4 courts and an indoor hall needs ₹1.2–2.5 Cr. Most schools and colleges land in one of these two tiers, and the deciding factor is rarely ambition — it is land, the number of sections in your PE timetable, and whether you can protect coaching hours from the monsoon.
This is not a commercial arena. Nobody is chasing hourly rentals here — you are sizing a facility to a bell schedule, a curriculum requirement, and a trustee's budget line. That changes what "the right combination" means.

Budget Tiers: What You Get at Each Level
Two tiers cover almost every institutional buyer: a small outdoor-only cluster around ₹30–60 lakh, and a medium complex with an indoor hall at ₹1.2–2.5 Cr. Land requirement roughly tracks cost — 1–1.5 acres for the small tier, 1.5–2.5 acres for the medium one.

Land cost sits outside these figures, and if you are buying rather than using existing campus land, it usually dwarfs the construction number — Gurgaon/Noida land runs ₹8,000–20,000/sqm, Jaipur/Lucknow ₹2,000–6,000/sqm. Most institutions building on existing campus grounds skip this line entirely, which is exactly why the small and medium tiers above are realistic for a school budget where a commercial operator's numbers are not.
Which Sports Combination Makes Sense
For most schools, the realistic combination is basketball + badminton + volleyball on one base slab, with box cricket added only if a second plot is available. Padel and 5-a-side football turf — the premium combinations that suit commercial arenas — rarely justify their cost for a curriculum PE requirement, where the goal is coverage across many students, not revenue per hour.
Basketball, badminton, and volleyball together satisfy CBSE and ICSE PE class requirements and give you an after-school coaching surface for three of the most-played sports in North India. Box cricket is worth adding only when you have a separate lane available — it needs its own turf slab and cannot overlay a hard court.
Basketball as Base: Layout & Colour-Coding
Size the slab to basketball's full-court footprint — 28m × 15m — then nest volleyball (18m × 9m) and badminton (13.4m × 6.1m, doubles) within it using colour-coded lines. Basketball is the largest of the three, so building to its dimensions means every smaller sport fits inside with room to spare.
The standard colour hierarchy: white lines for basketball (primary), yellow or green for badminton (secondary), blue for volleyball (tertiary). Add laminated signage on the fence stating the weekly schedule — for example "Basketball M–W afternoons, Badminton Th–F PE periods, Volleyball Saturdays" — so PE staff and students aren't guessing which lines apply when.

Mini-story — Gurgaon, 2025. A private school built a ₹9 lakh court sized only for badminton, meant for two sections at a time. Two years later, with basketball added to the sports curriculum, the school had to demolish and re-pour a larger slab to fit a 28m × 15m footprint. The redo cost ₹14 lakh — more than the original court — because nobody sized the base to the largest sport it might ever need to hold.
Mini-story — Jaipur, 2024. A college overlaid basketball, badminton, and volleyball lines on one court without a colour code — all lines painted white. During a mixed PE period, a volleyball serve collided with a basketball drill running on the same lines, and a student needed stitches after a collision at the boundary. The college spent ₹1.8 lakh repainting with the standard 3-colour system and mounting signage — a cost that should have been part of the original ₹22 lakh build.
Why Summer Break Is the Only Build Window
Construction has to finish before the monsoon and before the academic year restarts — which in most of North India means starting the moment summer break begins in May. The RCC base needs a 28-day cure before any surface coating, and no pour or acrylic coat should happen during the June–September monsoon window.
A small 2-court cluster takes 3–4 months start to finish; a medium complex with turf and an indoor hall takes 4–6 months. Work backward from your reopening date: if you want courts ready for the new term in July, soil testing and design need to be locked by March, and civil work needs to start the day school closes for summer.
Miss that window and you are either building through the monsoon — adding 4–8 weeks for delayed base cure — or pushing the whole project to the following summer.
Fencing & Netting Near Classroom Blocks
Courts built close to classroom windows need 10 ft chain-link fencing as a minimum, plus overhead netting where a badminton or volleyball court sits within smash-and-shatter range of glass. This is a tournament-standard fencing height, and on a school campus it is also the difference between a stray ball and a broken window or a complaint from the classroom next door.
Where courts back directly onto a teaching block, add a netted buffer zone rather than relying on fencing height alone — a ball cleared at an angle can still carry past a 10 ft fence line if there is no net above it. Budget this into the fencing line item; it is a fraction of the court cost and avoids a recurring dispute with staff and parents once the court is in daily use.
Costly Mistakes Schools Make
Beyond undersized slabs and missing colour codes, the two most expensive school-specific mistakes are skipping the soil test and rushing the concrete cure to make a term deadline. Both save a few weeks upfront and cost far more later.
- Skipped soil test. A CBR soil test costs ₹12,000–25,000. Skipping it on alluvial or black-cotton soil (common across UP, Rajasthan, and parts of Haryana) risks a slab failure that costs ₹50–150 lakh to repair after monsoon.
- Rushed cure to meet reopening. Coating acrylic before day 14 of a 28-day cure traps moisture under the surface, causing bubbling and peeling within a season — a ₹50–80k repaint bill that a school then has to explain to parents mid-year.
- Non-UV acrylic. Budget acrylic without UV stabilisation chalks and turns slippery within 3–5 years under North India's UV index — a real safety issue on a court used by children daily, not just a cosmetic one.
- Flat slab, no slope. Without the standard 1% drainage slope, a court is unplayable for 3–4 days after every heavy monsoon downpour — a real loss when PE periods can't simply be rescheduled around a fixed timetable.
Questions to Ask Before You Sign Off
- Is the base slab sized to the largest sport we might ever add, not just the one we're building for today?
- Is there a colour-coding and signage plan for every sport overlaid on the court?
- Has a soil test (CBR report) been done, and is the drainage slope specified at 1%?
- Does the build schedule finish before the monsoon and before term restarts?
- Is fencing and netting specified for any court near a classroom block?
