Most people planning a multi-sport complex start with a wishlist: football, badminton, pickleball, a box cricket lane, maybe more, and only measure the plot afterwards. That order is backwards, and it is why so many North India builds end up dropping a court mid-construction.
The right order is: measure your plot first, then work out which combination of sports actually fits once you account for run-off space, shared boundaries, drainage routing and parking, not just the bare court dimensions from a rulebook.
This guide is not a cost pillar (see our sports complex construction cost guide for the full budget breakdown). It is the footprint arithmetic that tells you what you can honestly build on 0.5, 1 or 2 acres, and where the space goes when it isn't on a court.
Work Backward From Your Plot, Not a Wishlist
Start with your plot's exact dimensions and its usable area after setbacks, then subtract space for buffers, walkways, drainage and parking before you pick a single sport. Skipping this order is the single most common reason a planned court gets cut halfway through construction.
You can combine almost any sports on one plot: five-a-side football, box cricket, badminton, pickleball, basketball, even padel, but cost and fit each block separately, not as one blended shape. A football turf and a badminton court are not interchangeable puzzle pieces; each has different fencing, drainage needs and buffer rules.
Every sport's real footprint is bigger than its playing area once you add run-off space, fencing, drainage clearance and access paths, and that gap between rulebook dimensions and buildable space is what most first-time site plans get wrong. Here is what each block realistically eats up on the ground, buffer included:

Notice the two outliers: five-a-side football and padel are the largest, least flexible footprints. Football's 12,100 sqft alone is over half a standard 0.5-acre plot. Padel needs a fully enclosed glass-and-mesh box that cannot share a wall with the next court, budgeted as a standalone structure, not a line-marked overlay. Leaning toward hard courts instead? What Fits on 0.5 Acre, 1 Acre and 2 Acres
A half-acre plot suits small courts and one enclosed block, a full acre lets you add a box cricket lane and a basketball court, and two acres is where a football turf finally becomes realistic alongside everything else. These are illustrative combinations, not the only options; cost each one for your actual site before committing.

On 0.5 acre, a full football turf is off the table. Its 12,100 sqft footprint leaves almost nothing for buffers, parking or a second block. On 1 acre, football is still tight, so the combo above swaps it for a box cricket lane, delivering a similar weekend revenue stream in a third of the space. Two acres is where football and multiple hard courts finally coexist comfortably, with room left for an optional padel enclosure.
If your plot sits between these sizes, do not round up your ambitions to match the next tier. Drop a block instead. A cramped layout with courts too close together costs more to fix later than a smaller, honestly-sized complex costs to build right the first time.
Mini-story: Gurgaon, 2025. Developer Vikram Chaudhary planned 1 acre in Gurgaon for a box cricket lane plus three badminton/pickleball courts and visitor parking. His site plan used bare court dimensions with no run-off or fire-access allowance. When the survey team pegged the actual layout, the cricket lane's netting and the badminton courts' perimeter fencing left barely 1.2m of clearance between structures, not enough for maintenance access. He had to drop the third badminton court entirely, losing roughly ₹5.5 lakh a year in projected court-hour revenue, and paid ₹1.8 lakh to re-survey and re-peg the remaining layout before the pour began.
Buffers, Shared Walls & Drainage Routing
Three rules decide whether blocks on the same plot coexist cleanly: shared boundary walls need their own clearance, drainage must be planned for the whole plot at once, and walkway plus parking allowance always eats more space than first-time planners expect.
- Shared boundary walls and fencing. A netted box cricket lane cannot double as another court's boundary fence; it needs its own structure with clearance on every side for maintenance and safe ball recovery. Two hard courts can share a single perimeter fence, but a fully enclosed block like a cricket lane or padel cannot.
- Drainage routing between blocks. Each block's slope has to feed into one coordinated plot-wide drainage plan, not its own isolated outfall. Two adjacent blocks draining independently toward the same low corner is a common and expensive mistake, covered in detail in the next section.
- Walkway and buffer space between courts. Budget at least 2-3m of clear walkway between adjacent court fences for players, spectators and maintenance access, not just enough room for the fence posts themselves.
- Parking allowance. On a commercial complex, budget roughly 10-15% of total plot area for parking and internal roads on a half-acre to 1-acre site, rising to 15-20% on 2 acres with higher expected footfall.
Mini-story: Noida, 2025. Club owner Priya Nair built a box cricket lane and an outdoor basketball court on adjacent corners of a 1-acre Noida plot. Each block's contractor sloped its own drainage independently. The cricket lane's outfall and the basketball court's perimeter drain both discharged toward the same low corner with no shared channel between them. After the first heavy monsoon week, that corner pooled ankle-deep water for three days and undermined the basketball court's edge slab. Re-cutting a shared drainage channel and re-levelling the basketball court's base cost ₹3.4 lakh, on top of two weeks of lost bookings on both courts.
What Goes Wrong When Footprint Math Is Skipped
Every failure mode on a multi-sport plot traces back to the same root cause: someone sized courts by their bare playing dimensions instead of their real footprint, the extra space every court needs once buffers, drainage routing and access paths are actually built in.
- Ball-strike hazards between adjacent sports. A badminton or pickleball court sited too close to a football touchline or a basketball baseline puts players in the path of stray shots. Keep a genuine clear buffer or fence the gap. Retrofitting a ball-stop net after handover costs far more than sizing it correctly up front.
- Uncoordinated drainage between blocks. As Priya's Noida site shows, two blocks draining independently toward one low corner can waterlog both of them. Plan drainage for the whole plot in one pass, before any single block's base is poured.
- Parking and walkways eating into buildable court area. Planners who size courts first and parking last routinely discover there is no room left for the promised parking, or that a walkway had to be carved out of a court's own buffer zone, shrinking a planned court or forcing a redesign after concrete is down.
- Shared walls and clearances that turn out not to work. Assuming two fenced structures, like a netted cricket lane or a padel enclosure, can sit flush against a neighbouring court's fence, then discovering during construction there's no room left for maintenance access, forces an expensive mid-build redesign like Vikram's in Gurgaon.
Questions to Ask Your Site Planner
Before you sign off on a layout, make your site planner answer these five questions in writing. Vague reassurance is how footprint mistakes make it all the way to the concrete pour, so keep the written answers on file alongside your quote.
- Has the layout been sized using footprint-with-buffer figures, not just bare court dimensions from a rulebook?
- Is there a single, coordinated drainage plan for the whole plot, or is each block's contractor designing its own outfall?
- Does the plan show a real 2-3m walkway buffer between every pair of adjacent courts, plus dedicated parking allowance?
- Is each sport block being costed as its own line item, summed rather than quoted as one blended lump sum?
- If the plot is between two size tiers, has the planner suggested dropping a block rather than cramming everything in?
