Reconciling the Per-Sqft Math
Divide the total by the footprint and an 11-a-side ground works out to roughly ₹79–282 per sqft all-in — lower than the ₹150–350 per sqft anchor for a small 5-a-side arena, and that is expected, not a discrepancy. ₹70 lakh ÷ 88,800 sqft = ₹79/sqft. ₹2.5 crore ÷ 88,800 sqft = ₹282/sqft.

Scaling Soil Testing and Drainage for a Bigger Pitch
The single biggest mistake on a full-size ground is treating soil testing and drainage as a bigger version of a small pitch's spec, instead of redesigning both for nearly a hectare of surface. A single soil-test point that's representative enough for a 12,100 sqft box arena can miss a pocket of poor soil entirely on an 88,800 sqft footprint — grid-pattern sampling across the full area is the only way to catch it.
Drainage has the same problem: a subsurface pipe and sump sized for a 7-a-side pitch's catchment area doesn't scale linearly to a full-size ground — water volume grows with area, but pipe capacity has to grow faster to clear it in time. Both mistakes are invisible at handover and expensive within a year.
Mini-story — Sonipat, 2025. Academy director Suresh Yadav built an 11-a-side training ground by reusing the drainage design from his existing 7-a-side pitch — same pipe diameter, same single sump, just a longer perimeter run. Beyond soil and drainage, the third common failure is lighting bought at box-arena scale and installed on a pitch four times the length. A full-size ground needs 12–16 poles at roughly 600 lux for genuine evening play; cutting to 6–8 poles saves money upfront and makes the far end of the pitch unusable after dark.
