Most multi-court complexes built in Gurgaon, Noida, Jaipur and Delhi NCR between 2012 and 2018 are now ten-plus years old. The acrylic is chalking, the floodlights are dim, and there's a roof stain that gets bigger every monsoon. The question every owner eventually faces isn't whether to spend money — it's whether to renovate or tear the whole thing down.
The honest answer is almost always renovate. A demolish-and-rebuild rarely pencils out unless the structure has actually failed. But renovation only pays off if you sequence it right — roof before courts, drainage before lighting — because getting the order wrong means repainting a court that floods again next July.
You don't need to be an engineer to make these calls, just to know what a resurface, a roof repair, and a lighting retrofit should realistically cost in India — and where deferred maintenance turns a ₹3 lakh fix into a ₹14 lakh one. Numbers below are flagged clearly wherever they're our estimate, not a fixed quote.
Renovate or Demolish-and-Rebuild?
Renovate unless the structural frame itself has failed — cracked columns, a sagging roof truss, or a foundation that has visibly shifted. Every other problem, including worn surfaces, tired lighting, a leaking roof, and drainage that puddles, is a renovation problem and costs a fraction of a new build.
The frame and foundation are the most expensive line items in a new build, and in a renovation they're already paid for. A full new-build indoor hall (36m × 18m) runs roughly ₹60–95 lakh. A matching renovation — resurfacing, lighting, roof patching, drainage — typically lands around ₹35–65 lakh (our estimate, see the comparison table below), because structure and foundation aren't being paid for twice.
- Rebuild triggers: cracked or spalling columns, corroded structural steel, visible truss deflection, foundation settlement, or a slab that floods no matter how many times drainage has been redone.
- Renovation triggers: chalky or cracked court surface, dim floodlights, a roof leaking at seams with a sound truss, and puddling a proper slope and drain can fix.

Court-by-Court Resurfacing Across a Multi-Court Facility
Resurfacing an existing outdoor acrylic court — badminton, pickleball, or basketball footprint — runs roughly ₹1.5–4 lakh per court if the base slab is sound (our estimate; confirm with a site inspection). Recoating an indoor PU hall typically runs ₹8–15 lakh for a 36m × 18m facility. Compare that to a new acrylic court at ₹5–12 lakh or a new PU hall install at ₹30–45 lakh — the saving is real, as long as the base underneath hasn't cracked.
You can't resurface over a bad base. A contractor should check for hairline cracks, trapped moisture, and joint separation before quoting a recoat — signs the base needs structural work first, not just a new top layer. Resurfacing several courts in one visit also gets cheaper per court, the same shared-mobilisation saving that makes new-build clusters cheaper than single courts.
Mini-story — Noida, 2025. Rakesh Malhotra's 4-court badminton and pickleball facility, built in 2014, had flaking acrylic and two dead floodlight poles by 2025. A rebuild quote came in around ₹55 lakh. Since the RCC base tested sound, he resurfaced all four courts and switched to LED for a combined ₹18 lakh (estimate) — reopening in six weeks instead of the four months a rebuild needed.
LED Lighting Retrofit: Cost and Payback
Retrofitting old metal-halide floodlights to LED, reusing the existing poles and wiring, runs roughly ₹4–8 lakh for a 4–6 pole outdoor cluster or one indoor hall (our estimate). Treat any payback claim under 24 months with suspicion — a realistic payback is 24–40 months depending on your electricity tariff and how many hours the lights actually run.
Old metal-halide fixtures draw two to three times the power of an equivalent LED for the same lux level, and their bulbs need replacing every 8,000–12,000 hours — a cost most owners underbudget. Poles and cabling are usually reusable, so a retrofit skips the biggest new-build lighting cost: pole foundations. A new lighting package for a similar cluster runs ₹8–15 lakh, so the saving is real — but treat any payback figure faster than what's above as marketing, not engineering.
Roof & Structure Repair for an Aging PEB/RCC Hall
A leaking roof on an aging pre-engineered (PEB) or RCC indoor hall is a repair job — roughly ₹8–18 lakh (our estimate) — if it's caught while it's just rusted purlins and a few leaking sheet laps. Once corrosion reaches the trusses or you can see sag, it becomes a structural rebuild, not a repair, and the cost roughly doubles.
Check for rust bleeding at purlin-to-truss bolted joints, daylight through overlapping roof sheets, and any deflection visible to the naked eye — all common in halls built before 2016 with unprotected mild-steel purlins. The roof matters beyond comfort too: a leak dripping onto a PU or acrylic surface below causes moisture bubbling and delamination, turning a roof problem into a second, separate resurfacing bill.
Mini-story — Gurgaon, 2024–2025. Anjali Bhatia's badminton and box-cricket hall sprang a small roof leak in the 2024 monsoon. A contractor quoted ₹3 lakh to reseal and treat the rust while it was still surface-level. She deferred it to save cash. By the 2025 monsoon, corrosion had spread into two trusses and the leak had bubbled the PU surface below. The fix — partial truss replacement, re-sheeting, and a full court recoat — came to ₹14 lakh, nearly five times the original quote.
Drainage Retrofit for Older Complexes
Adding or fixing perimeter drainage on an existing outdoor multi-court cluster — regrading the slope and adding French drains around 4–6 courts — runs roughly ₹6–18 lakh (our estimate), well below the ₹50–150 lakh a full complex's drainage and site prep costs in a new build, because you're not re-excavating the whole footprint.
Older complexes were often built flatter than the 1% fall now standard, or without a perimeter swale at all. The fix is usually targeted: re-profile the worst-pooling zones, cut a French drain along the low side, then re-test by flooding the court and timing the drain-off — it should clear within about four hours of a heavy pour.
Mini-story — Faridabad, 2025. Vikram Sethi's outdoor 5-court complex had no perimeter drain — just a flat slab draining slowly to one corner. Quoted ₹7 lakh in early 2025 to regrade and add French drains, he postponed it. The 2025 monsoon left three courts unplayable for 19 days, an estimated ₹4 lakh in lost bookings. He then paid ₹10 lakh for the same retrofit once standing water had also cracked the surface.
Renovation Cost vs New-Build Cost, Per Facility
Across every category — courts, lighting, roof, drainage — renovating an existing complex costs roughly a third to two-thirds of what the equivalent scope costs in a new build, because the most expensive elements (structure, foundation, excavation) are already in place. These are planning-stage estimates; always confirm with a site inspection before budgeting a project.

Every deferred-maintenance story here follows the same pattern: a small, cheap fix ignored for one monsoon season becomes a large, expensive fix — usually four to five times the original quote. Three patterns repeat across North India complexes:
- Roof leaks left untreated: a ₹3 lakh reseal-and-rust-treat job becomes a ₹14 lakh truss replacement plus court recoat once corrosion sets in (Gurgaon example above).
- Drainage skipped to save cash: a ₹6–8 lakh regrading job becomes a ₹10 lakh+ job plus lost bookings once standing water cracks the surface (Faridabad example above).
- Hairline joint cracks ignored: a ₹30,000–50,000 reseal becomes a ₹2–3 lakh full resurface once water gets under the coating and delaminates it.

Questions to Ask Before You Renovate
- Has the base slab or structural frame actually been inspected, or is the quote based on visual wear alone?
- For a roof job — is this surface rust or has corrosion reached the trusses? Get a structural sign-off either way.
- Is the drainage retrofit tested with a flood-and-drain-time test, not just a visual slope check?
- What's the real LED payback period for your tariff and usage hours — not a generic marketing number?
- If multiple courts are being resurfaced, is the quote priced per court or bundled for the shared mobilisation saving?
Structure and roof first, drainage next, surfaces and lighting last — that order is almost always the cheaper, faster path back to a full, revenue-generating complex. Get a site inspection before committing to either a resurface quote or a rebuild quote.
