Working from realistic (not best-case) evening and weekend occupancy across a mixed cluster, operators commonly pencil in 30-42 months to recover the construction cost through combined lane-hour and arena rentals. Nobody should promise you payback inside 24 months on a cluster this size — if a contractor's projection lands there, ask exactly what occupancy rate they assumed.

That cross-pull is real, but it builds over months, not weeks — it belongs in your revenue model as an upside, not a guarantee.
What Goes Wrong — and What It Costs to Fix
Most cluster budgets blow up in one of four places, and all four are avoidable with planning done before construction starts.
- Underestimating shared drainage load. Multiple lanes and arenas draining to one low point without capacity planning causes waterlogging within the first monsoon.
