    You have found a warehouse or godown for lease and the numbers look tempting — an existing shell, a roof already up, rent that beats buying raw land. Before you sign anything, know this: the same building that saves you a lakh on structure can cost you three lakh more to fix if nobody checked the columns first.

    Converting an industrial building into a badminton, pickleball, basketball, or futsal facility can genuinely beat building new — a fresh 36m x 18m indoor hall runs ₹60–95 lakh in India. That saving only shows up if the shell was actually fit for sport. Most warehouses were built for pallets and forklifts, not a badminton rally or a basketball dunk.

    Structural Assessment Comes First

    Before spending on flooring or lighting, get a structural engineer to check three things: column spacing, roof truss height, and floor slab condition. Everything else in this guide follows from these three checks.

    Warehouses are not designed with courts in mind. A shed built for racking and forklift aisles often has columns exactly where a sideline should be, or a truss height that clears stacked cartons but falls short of what a shuttle needs on its highest arc.

    A one-day structural walkthrough, typically ₹15,000–30,000, tells you whether the building is a candidate at all. Skipping this and finding out after paying a security deposit is the single most expensive mistake in retrofit projects — more on that below.

    Clear Span and Column Spacing

    A mid-span column — one standing inside where a court needs to be, not along the wall — can force you to shrink the court, reposition it, or walk away from the building. Check column grid spacing against your sport's exact footprint first.

    A badminton doubles court is 13.4m x 6.1m. A basketball court is 28m x 15m. A 5-a-side futsal pitch is 40m x 20m. If the column grid is, say, 6m x 6m — common in older sheds — a full basketball court will not fit between two column lines without one standing in the key or on the sideline.

    The fix, where one exists, is usually one of three: shift the layout into wider column bays, drop a sport that needs less span, or accept a padded column as a marked obstruction (fine for recreational play, not for competitive). None of these are free, and none should be decided on site — get the column grid drawing first.

Most are fine structurally, but flatness is the real question: sports surfaces need about 1/8 inch per 10 feet, a tolerance years of forklift wear rarely leaves intact without grinding or a levelling screed.

    Electrical Load and Rewiring

    Most industrial sheds run high-bay lighting on a low-lux circuit built for stacking and picking, nowhere near the 400-600 lux a badminton or basketball court needs. Budget a full rewire with a dedicated sports lighting circuit, typically ₹8–15 lakh, and check whether your power connection can even support it.

    This is the retrofit cost owners underestimate most, because the wiring problem is invisible until you try running tournament-grade lighting off a panel built for 150-lux general illumination. An undersized connection also needs a fresh load sanction from the local electricity board, which can take several weeks.

    Industrial sheds keep goods dry, not move air for people exercising inside them. A closed metal shed in North India's summer can sit 8-10°C hotter than outside by mid-afternoon, and most have no ventilation retrofit budgeted until players start complaining.

    The fix is turbo ventilators and ridge vents for a recreational facility, running ₹3–6 lakh, or full HVAC for tournament-level play or peak-summer coaching, which pushes to ₹8–20 lakh — the same range as a new-build hall, since the equipment cost does not change because the shell is reused.

    Humidity matters as much as heat. A sealed shed with no air movement traps monsoon humidity against a new PU or acrylic surface, which can slow cure time during installation and invite surface fungus later if drainage is poor.

    The fit-out for a mixed facility inside the shell costs the same per sport as new construction: badminton or pickleball courts run ₹3–8 lakh per court, padel needs its own glass-and-mesh enclosure at ₹9–14 lakh per court and cannot share lines with anything else, and a 5-a-side futsal setup runs ₹15–45 lakh. A box cricket lane adds ₹8–16 lakh. The shell only changes the civil line — fit-out cost per sport is the same whether the roof is new or fifteen years old.

    Treat any retrofit total as site-dependent. Two identical-size warehouses in the same city can differ by ₹20–30 lakh purely because one has a clean column grid and sound floor and the other does not.

    What Goes Wrong (and What It Costs)

    The three costliest retrofit failures: discovering insufficient clear height after signing, an under-designed floor that cannot carry the sports surface, and a missed drainage or humidity retrofit that shows up as fungus or peeling within a year.

    • Insufficient clear height, found late. Competitive badminton needs 9m clear from floor to the lowest roof member — basketball and volleyball manage with 7m. A shed at 7.5m looks fine until you realise it rules out competitive badminton, and there is no retrofit fix for a roof that is not tall enough. The structure must be raised or the sport dropped.
    • Floor load underestimated. A slab built for static racking loads can hairline-crack under the repeated impact of basketball or futsal if the sub-base was not compacted to a sports-grade standard. Cutting out and repouring sections easily runs ₹8–15 lakh on a 36m x 18m floor.
    • Drainage and humidity ignored. Industrial plots often have minimal perimeter drainage since goods storage does not care about standing water at the wall base.
